Closing day is the day you officially become a homeowner, and the seller officially signs the house over to you. Careful closing preparation is crucial to a timely and successful completion of your home purchase.

Selection of a Closing Date


The coordination of your closing is the phase of your home purchase where Partnership really makes a difference! Your American United Lending Partner will keep your real estate agent, attorney, seller's attorney, and home inspectors focused on the timing and completion of your title search, inspections, and all issues that must be settled before you can proceed to closing. American United's closing team is working to safe-guard your mortgage commitment by ensuring that your closing takes place as scheduled, before your rate lock expires and your mortgage commitment runs out. This means that your Lending Partner is in constant contact with your attorney ensuring that the title search is ordered, that liens are cleared, and judgments are removed. Your Lending Partner follows up with your home inspector so termite issues won't delay your closing. And as a team, your American United Lending Partner and real estate agent interface with the seller's attorney to make sure your contract closing date is being honored.

Schedule Your Final Inspection


Your realtor will remind you to schedule your final walk through. This is your opportunity to make sure the seller made all necessary repairs noted in the sales contract and that the home is ready for you to take ownership.

 

Tax Considerations


If you are purchasing at the end of the year, you may want to schedule your closing for January, to move the tax savings to the next year. You will want to discuss this with your tax advisor or accountant.

 

The Closing Costs


Your American United Lending Partner already gave you a Good-Faith Estimate of your closing costs when you applied, so you already have a good idea of closing expenses. In addition, prior to your closing, your Lending Partner will review each actual cost with you verses the estimate you received at application. Remember, 99% of all the closing charges are not coming from your lender. 

Closing Costs are prepared on an itemized government document issued by the U.S. Department of Housing and Urban Development, called the HUD-1, which your American United Partner will explain and review with you prior to closing.  In most cases, the difference between the initial estimate and actual costs are minimal. And since your Partner has been working closely with you, you will be aware of all changes affecting your closing. Keep in mind that your American United Lending Partner can help you structure your purchase in a way you can significantly reduce your out-of-pocket closing costs!!
